The Housing Authority’s approved revitalization plan in connection with the former Alexander Hamilton Development
consists of:
 275 units of affordable housing on two (2) sites, a 16,000 sq./ft. community building, and a 24,000 sq./ft. Early
Childhood Education Center.
On-Site
205 units will be built at the former AHD site; 80 units of rental housing in Phase I, 50 units of rental housing in
Phase II, 50 units of rental housing in Phase III and 25 units of homeownership in Phase IV. The on-site
construction also includes the 16,000 sq./ft. community center, and 24,000 sq./ft. ECE Center.
Off-Site
70 affordable elderly rental units will be built on the former Apollo Dye site located on Governor, Harrison, and
Straight Streets.
Status of Phases
Phase I – 80 units (24 public housing units, 20 project based voucher, and 35 tax credit units); was completed
over a year ago and is fully occupied.
Phase II – 50 units (25 public housing units and 25 tax credit units) has received a tax credit allocation which
together with HOPE VI Funds will allow for construction to begin immediately after financial closing in June
2014.
Phase III – 50 units (25 public housing and 25 tax credit units) is currently under construction and is about 99%
complete. This phase also includes the 16,000 sq./ft. Community Building (90% complete). Lease up of the
residential portion is expected to begin by the end of 05/2014.
Phase IV – 25 units (23 affordable and 2 market rate) will be financed with HOPE VI and sales proceeds
construction is currently scheduled to begin immediately after financial closing in June 2014.
Phase V – ECE is currently in the planning and negotiation stage. This is a project that partners, the Housing
Authority’s Development Partner, the Housing Authority and the Paterson Public Schools. The 24,000 sq./ft.
center is scheduled to be completed by 07/2015, with a view to begin classroom instruction in 09/2015.
Phase VI – 70 affordable elderly housing units (21 public housing and 49 tax credit units) has received a tax
credit allocation that together with HOPE VI and RHF funds will allow construction to begin immediately after
financial closing; the project received Planning Board approval on 03/19/2014. Construction is anticipated to
begin June 2014.
